Unlike a traditional estate agency, our search is not limited to one portfolio of properties. We search the wider Corfu market on your behalf, working with established agencies, independent sellers and our own network of discreet off-market contacts to identify the opportunities best suited to your brief. Every recommendation is made objectively, based on your requirements rather than on which agency is marketing the property.

Using our local market knowledge, established relationships and access to both on- and off-market opportunities, we identify a carefully selected shortlist of properties that genuinely meet your brief. We also highlight potential legal, planning and technical considerations at an early stage, helping you make informed decisions before proceeding.

Legal Representation

Clients may appoint Yiannis Martis as their independent legal adviser, or another lawyer of their choosing. Yiannis acts exclusively on the client's behalf throughout the transaction. Clients who already have their own lawyer are equally welcome, and we work closely alongside existing advisers to ensure a seamless acquisition process.

Completion & Beyond

Our support does not necessarily end at completion. Whether assisting with renovation projects, introducing accountants, trusted local contractors, coordinating utilities, or providing ongoing guidance as you settle into property ownership in Corfu, we remain available long after the purchase is complete.

Fees & Engagement

In Greece, buyers typically pay a single agency commission when purchasing property — either to the listing agent or to independent buyer representation, not both. Lucy Martis' buyer representation fee is 2% plus VAT of the agreed purchase price, in line with standard market practice. This means your representation works solely in your interest throughout the acquisition, without adding to the agency cost you would typically expect to pay. For legal representation, clients may appoint Yiannis Martis, an independent Greek-qualified real estate lawyer who works closely with Martis Private Office throughout the acquisition, or a lawyer of their own choosing. Legal services are engaged independently, with fees agreed directly between the client and the appointed lawyer.

Our Acquisition Process

We offer a discreet and flexible approach, supporting clients at different stages of their property search — from initial brief through to acquisition. To ensure full and independent representation, we are typically engaged prior to or early in the search process. Where a property has already been identified, we continue to support clients through legal oversight and strategic guidance, ensuring their interests are fully protected throughout.
